Who orders plumbing in a housing company?

In a Finnish housing company, who orders plumbing work varies. The housing company is usually responsible for the building's pipework and shared spaces. Responsibility for fixtures and appliances inside a flat is divided according to the articles of association and the company's division-of-responsibility table, and fixtures that a shareholder has bought or changed are usually their own responsibility.

We work for everyone: for the housing company, on behalf of the property manager (isännöitsijä) or maintenance company, and directly for shareholders. A tenant needs the landlord's permission for the work.

When you tell us in the quote request who orders and who pays, the quote and the invoice go to the right party the first time.

Small plumbing jobs are done in a single visit, and for larger jobs you get a quote in advance.

Renovation notice and job records

When a shareholder has plumbing work done in a flat, the housing company is usually notified before the work starts. The property manager may set conditions, for example requiring a trained installer or agreeing how the water is shut off. Read more in our article on the renovation notice.

Tell us in the quote request what information the housing company needs about the job – for example a description of the work, the products used or photos before and after. It is easiest to collect when agreed before the work.

Shutting off the water

Older blocks of flats do not always have stop valves for each flat, so the water has to be shut off for the whole staircase or building. The water cut is agreed with the maintenance company, and residents are notified in advance. When several flats need similar work, it is worth grouping it on the same days so that fewer water cuts are needed.

When there is a leak

When a leak is found, the first thing is to shut off the water and notify the maintenance company. Leaks that are the housing company's responsibility are handled through the maintenance company, and you can ask us to repair a leaking fixture that is the shareholder's responsibility. Quotes, invoices and prices

Quotes and invoices can be made out to a housing company, a property management office or a business with a Finnish business ID. The prices on this site are consumer prices including 25.5% VAT; for companies and housing companies prices can also be given without VAT.

Private individuals can claim the household tax credit for work they pay for in their own home. Whether work commissioned by the housing company qualifies is worth checking on vero.fi.

Frequently asked questions

Can the quote be addressed to the housing company?

Yes. In the quote request, choose that the quote is for a company or organisation and add the name and business ID of the housing company or management office. The invoice goes to the same customer.

Who is responsible for the taps and toilet in a flat?

It depends on the housing company's articles of association and division-of-responsibility table, and it varies between companies. Check with the property manager before ordering – we make the quote for whoever orders the work.

Is a renovation notice needed?

When a shareholder has plumbing work done in a flat, the housing company is usually notified before the work starts. Replacing a fixture with a similar one on the same connections does not usually need a notice, but practice varies. Ask the property manager and see our article on the renovation notice.

Do the prices include VAT?

The prices on this site are consumer prices and include 25.5% VAT. For housing companies and businesses prices can also be given without VAT – tell us in the quote request which you need.

Do you work in shared spaces?

We also do small plumbing jobs in shared spaces, for example replacing taps and connections in the laundry room or sauna. For larger jobs, ask for a quote and we will estimate the work based on the details of the site.
