A town that grew around an ironworks

Karkkila grew up around the Högfors ironworks, whose blast furnace was completed in 1822 – Högfors is still the town's Swedish name. Today the town has a little over 8,000 residents, a compact centre and a large rural area with villages such as Haavisto, Tuorila, Ahmoo and Vaskijärvi.

Outside the centre, most homes are detached houses of very different ages. Older houses have often had their pipework added to or renewed in stages, so materials from different eras can be found side by side. Before an installation we locate the main shut-off valve and check the visible pipes and joints.

The centre also has apartment buildings and terraced houses owned by housing companies (taloyhtiö). There, the company is responsible for the shared pipes, and wet-room changes need a renovation notice (muutostyöilmoitus) – see our renovation notice guide.

Wells and on-site wastewater

The centre is connected to a municipal water and sewer network, but in the villages many properties get their water from a private well (kaivo) or a water cooperative (vesiosuuskunta) and treat their wastewater on the property. The municipality's environmental authority can tell you which wastewater rules apply to your property.

In a house with a well, the water comes from your own pump and pressure tank. Well water can be hard or high in iron, which shows as limescale or rust-coloured stains on fixtures; a water test tells you whether treatment is needed. Mention the water source when you book, as it affects the choice of tap, shower mixer and appliance.

A sealed holding tank fills faster the more water is flushed, so a low-flush toilet is a sensible choice where the tank has to be emptied regularly.

Cottages by the lakes

Karkkila has many lakes, such as Pyhäjärvi near the centre, and holiday homes along many of their shores. For a cottage that isn't heated in winter, the pipes, traps and water heater must be drained before the frosts, and new fixtures should be easy to drain.

  • Test the well water

    If your water comes from a private well, have it tested regularly. The result tells you whether a filter or other treatment is needed, and it helps in choosing fixtures that cope with your water.

  • Drain the cottage in autumn

    Shutting off the main valve isn't enough for an unheated cottage – the water left in the pipes, traps and water heater can still freeze. Drain them all before the first hard frosts.

Can a new toilet be connected if the house has a holding tank?

Yes. A toilet is connected to the house's waste pipe in the same way whether the wastewater goes to a sewer, a septic system or a sealed holding tank. What should I do with the pipes if the house stands empty in winter?

Either keep the house warm enough that no room drops below freezing, or shut off the water and drain the pipes, traps and water heater. Shutting off the main valve alone isn't enough, because the water left in the pipes can still freeze. If you're unsure where the drain points are, ask us to show you during a visit.

Is radiator replacement in a detached house deductible?

Yes, for the labour part, when it is your own house. The household tax credit (kotitalousvähennys) is currently 35% of the labour cost, with an annual threshold (omavastuu) of €150 and a maximum of €1,600 per person per year. The radiators and other materials are not deductible. The government has proposed a temporary increase for 2026–2027, so check vero.fi.
