A small bilingual municipality

Lapinjärvi – Lappträsk in Swedish – has around 2,400 residents and is officially bilingual. Most of its villages have two names: Porlammi is Porlom, Pukaro is Pockar and Ingermaninkylä is Ingermansby. The church village (kirkonkylä) is the centre for services, and the rest of the municipality is farmland, forest and scattered villages.

The building stock is mostly detached houses and farmhouses of many ages, along with holiday homes. In old farmhouses, running water and indoor bathrooms were often added long after the house was built, so pipes may run in unexpected places and materials from several decades can be mixed.

In most cases there is no housing company (taloyhtiö), so no renovation notice (muutostyöilmoitus) is needed – the owner decides and is responsible for all the pipework. Keep a record of plumbing work; it helps when selling the property or if your insurer asks about earlier repairs.

Water from a network or a well

The church village is generally connected to a water network, and some villages have a network run by a water cooperative (vesiosuuskunta), but many properties get their water from a private well (kaivo) and treat their wastewater on site. The municipality's environmental authority can tell you which wastewater rules apply to your property.

In a house with a well, a pump and pressure tank supply the water, and the water is shut off and restored through this equipment during an installation, so tell us where it is. Well water can be hard or high in iron; a regular water test shows whether treatment is needed, and the result is worth considering when choosing a tap, shower mixer or appliance.

If the property is later connected to a water network, the well can be kept for watering the garden, but the well pipework and the network pipework must never be connected to each other.

Heating and old pipework

Many rural houses have water-based central heating with radiators, whatever the heat source – oil, wood, pellets or a ground source heat pump. Radiators and heating pipes are entirely the owner's responsibility. If the radiators are old or the heat source changes, radiator installation and radiator pipework renewal cover replacing radiators and pipes; afterwards the system is balanced so that every room heats evenly.

If the water pipes are original and have started to leak, consider water pipe replacement rather than repeated repairs. In an old house, new pipes are often surface-mounted, which avoids opening walls and floors. Can an old farmhouse get new fixtures without a full pipe renovation?

Often, yes. If the joints and valves are in reasonable condition, a new tap, sink or toilet can be connected to the existing pipes. During the installation we see the condition of the nearby pipes and tell you if a part is worth replacing at the same time. Old pipework is never renewed without a separate agreement.

Does my well water affect which tap I should choose?

It can. Hard water leaves limescale, and water high in iron or manganese can stain fixtures and clog aerators and mixer cartridges. A water test shows what you are dealing with. If the water is treated, mention the equipment when you book; if it isn't, a tap with an aerator that is easy to remove and clean is a practical choice.

Is work at a holiday home deductible?

Yes. The household tax credit (kotitalousvähennys) applies to the labour part of work at your home or at a holiday home you use yourself. It is currently 35% of the labour cost, with an annual threshold (omavastuu) of €150 per person. Materials aren't deductible, and the company must be in the prepayment register (ennakkoperintärekisteri). Check the current rules on vero.fi.
