A villa town inside Espoo

Kauniainen – Grankulla in Swedish – is Finland's smallest municipality by area and is surrounded on all sides by Espoo. It is officially bilingual, so streets and places have both Finnish and Swedish names. The modern town took shape in the early 1900s: the railway station opened on the coastal line, and land around it was sold as plots for villas.

That history still shows. Around the centre and Gallträsk lake there are villas and detached houses from many decades, and some of the oldest have been extended and renovated several times. In such houses the pipework is often a mix of eras – copper, older galvanised steel and modern composite pipe can all be found in the same building.

Before any installation we locate the main shut-off valve and look at the visible pipes and valves. If an old part is worth replacing on the same visit, we'll tell you; the decision is always yours.

Water-based heating in older houses

Many older detached houses in Kauniainen have water-based central heating with radiators. In a detached house, the radiators, heating pipes and valves are entirely the owner's responsibility. If a radiator gurgles or stays cold at the top, try bleeding it first. If it leaks or is beyond repair, radiator installation covers replacing individual radiators and their thermostatic valves.

When the radiators and pipes are original and leaks keep appearing, it may be time to renew the radiator pipework. Plan it together with any other renovation, so walls and floors aren't opened twice, and have the system balanced afterwards so that every room heats evenly. Soldering copper pipe counts as hot work, and the hot work card (Tulityökortti) is one of our plumber's certifications.

Flats and terraced houses in the centre

The centre around the railway station has apartment buildings and terraced houses (rivitalo) owned by housing companies (taloyhtiö). There, the company is responsible for the shared water and waste pipes and the heating, and changes to wet rooms need a renovation notice (muutostyöilmoitus). Replacing a fixture in the same place is usually straightforward, but ask the property manager (isännöitsijä) or the maintenance company (huoltoyhtiö) how the water is shut off in your building. If your flat has no shut-off valves of its own, the water may have to be turned off for the whole riser, and the neighbours must be told in advance.

Kauniainen is within the water service area of HSY (Helsinki Region Environmental Services). HSY is responsible for the water and sewer network up to the property's connection point; from there on, the pipes belong to the housing company or the house owner.

  • Find the right valve in an old villa

    A house renovated in stages may have several shut-off valves from different decades. Find the main valve before installation day and check that it turns – a seized valve is easiest to replace on the same visit.

  • Drain the garden tap in autumn

    Outdoor taps on older houses are often not frost-proof. Shut off the supply from inside and drain the tap before the frosts; a frost crack usually shows only in spring, when water can run inside the wall.

Is Kauniainen on the same water network as Espoo?

Yes. Kauniainen, like Espoo, Helsinki and Vantaa, is in the water service area of HSY (Helsinki Region Environmental Services). HSY is responsible for the water and sewer network up to the connection point. After that, the pipes on the plot and in the building are the property's responsibility – the owner's in a detached house, and the housing company's (taloyhtiö) in a block of flats or a terraced house.

Can the old pipes in a villa be replaced in stages?

Often, yes. In a detached house, water pipes can be replaced one section at a time, for example together with a bathroom or kitchen renovation, and new pipes can sometimes be surface-mounted so walls stay closed. If leaks keep appearing in different places, it is usually more sensible to plan a full water pipe replacement in one go.

Do I need to tell the housing company if I replace a tap?

Replacing a tap or toilet in the same place doesn't usually need a heavy approval process, but many housing companies want to know about all wet-room work, so check your company's practice with the property manager (isännöitsijä). Moving a fixture or adding a connection requires a renovation notice (muutostyöilmoitus) before the work starts.
