A compact town between Vantaa and Tuusula

Kerava lies between Vantaa, Tuusula and Sipoo and is one of Finland's smallest towns by land area. Its population nearly doubled in the late 1960s and the 1970s, and many apartment buildings date from that period. Older areas have detached houses and low-rise blocks from the decades after the Second World War, and Kivisilta is the town's newest residential area.

In a building that is several decades old, it matters a lot whether a pipe renovation (putkiremontti) has been done. In an unrenovated building the water is often shut off for the whole riser, which affects the neighbours; after a renovation, flats usually have their own shut-off valves. Working in a housing-company flat

In a housing company (taloyhtiö), the company is responsible for the shared water and waste pipes and the heating. Which fixtures are the company's responsibility and which are yours varies, so check with the property manager (isännöitsijä) if you are unsure. Changes to wet rooms – moving a toilet, adding a connection – need a renovation notice (muutostyöilmoitus) before the work; our renovation notice guide explains what to include.

The water shut-off is arranged with the maintenance company (huoltoyhtiö) that looks after the building. Agree the time early, so that the neighbours can be told in advance if the shut-off affects them.

Appliance connections are the most common jobs in flats. Dishwasher installation to existing connections costs €125.50, disconnecting an old machine €47.06 and washing machine installation €78.44. Many insurers require a leak tray under a dishwasher – see our leak tray article.

Terraced and detached houses

Terraced houses (rivitalo) are usually owned by a housing company too, so the same rules apply, but they often have their own main shut-off valve in a utility room or technical space. A toilet or tap (faucet) can then be replaced without cutting off the neighbours' water.

In a detached house, the owner is responsible for all the pipes and the heating. Older houses may have had their pipework renewed in stages over the decades. If leaks keep appearing, plan a full water pipe replacement rather than repairing one joint at a time; new pipes can often be surface-mounted, so walls and floors stay closed.

A dripping tap or a running toilet wastes water and is usually a minor fault. Repairs like these are part of our small plumbing jobs.

Prices and the household tax credit

Toilet installation costs €235.31, tap replacement €125.50 and sink installation or replacement €156.88–235.31. Prices include 25.5% VAT (ALV), and extra fittings and hoses are charged separately. See the full price list.

The labour part can qualify for the household tax credit (kotitalousvähennys) when the work is your responsibility rather than the housing company's. It is currently 35% of the labour cost, with an annual threshold (omavastuu) of €150 per person, and installing an appliance as a separate job doesn't qualify. The government has proposed a temporary increase for 2026–2027, so check the current terms on vero.fi.

  • Ask about the pipe renovation schedule

    If your building hasn't had a pipe renovation yet, ask the property manager whether one is planned. New fixtures fitted just before a renovation may have to be removed again.

  • Book the water shut-off early

    In blocks without flat-specific valves, the maintenance company shuts off the water. Agree the time well before installation day, and let us know who to contact on the day.

  • Measure before you buy

    A standard dishwasher needs a 60 cm space, but some older kitchens only have room for a 45 cm slimline model. Measure the space and check where the valve and drain are before buying.

Frequently asked questions

Who shuts off the water in my apartment building?

Usually the maintenance company (huoltoyhtiö) or the building's caretaker. If the flat has its own shut-off valves, the water can often be turned off in the flat alone. If not, it is shut off for the whole riser, and the time must be agreed in advance so that the neighbours can be informed.

Is a toilet replacement deductible if the housing company is responsible for toilets?

No. If replacing the toilet is the housing company's maintenance responsibility, a shareholder gets no household tax credit, even when paying personally. The credit is available only for work that is your own responsibility. Check your company's division of responsibilities with the property manager (isännöitsijä), and the current rules on vero.fi.

Can I move the washing machine to the kitchen?

It is possible if there is a water supply and a drain, but it means adding a connection, so in a housing company you need to submit a renovation notice (muutostyöilmoitus) first. A machine in a room without a floor drain needs a leak tray underneath and preferably a water leak alarm.
