One of Finland's oldest towns

Porvoo – Borgå in Swedish – lies about 50 kilometres east of Helsinki and is regarded as Finland's second-oldest town. It is bilingual, with a large Swedish-speaking minority, so most places have two names: Kevätkumpu is Vårberga and Hamari is Hammars.

The town has grown in layers. Old Porvoo, with its narrow streets, wooden houses and red riverside storehouses, is the historic core. Around it are residential areas from many decades, such as Näsi, Kevätkumpu and Gammelbacka, newer areas such as Länsiranta on the west bank of the river and Skaftkärr, and villages such as Ilola, Kerkkoo and Tolkkinen.

Old wooden houses need care

In an old wooden house, the water and waste pipes were usually added long after the house was built, and they have often been renewed in stages. Pipes may run surface-mounted along the walls, through a cold crawl space or into a later extension. Before any installation, we locate the shut-off valves and check how the pipes are routed and supported.

Pipes in a crawl space or near an outer wall are the first to freeze if the heating fails or is turned down. Keep the building heated in winter and check that crawl-space pipes are insulated. If a pipe does burst, our guide to a water leak at home covers the first steps.

Much of Old Porvoo is protected, and changes to protected buildings may need a permit or a statement from the town's building control (rakennusvalvonta). Replacing a tap or toilet indoors is rarely affected, but for anything that changes the structure or the exterior, check with the town before the work starts.

Suburbs, new builds and the archipelago

Apartment buildings and terraced houses in areas such as Kevätkumpu and Gammelbacka are owned by housing companies (taloyhtiö). The company is responsible for the shared pipes and the heating, changes to wet rooms need a renovation notice (muutostyöilmoitus), and the water shut-off is arranged through the maintenance company (huoltoyhtiö).

In Länsiranta and Skaftkärr the homes are newer, and typical jobs are appliance connections and bathroom additions such as a towel warmer or a shower screen.

In the villages and the archipelago, from Pellinki to Emäsalo, many houses and cottages rely on a private well (kaivo) and treat their wastewater on site. Tell us when you book where the water comes from and how the site is reached; for a property reached by ferry or boat, the practical arrangements are agreed in advance.

Good to know in Porvoo

  • Insulate the crawl-space pipes

    In older wooden houses, check before winter that pipes in the crawl space and near outer walls are insulated. Pipes in cold spaces freeze first, especially if the heating is turned down.

  • Check protection before bigger work

    If your house is in Old Porvoo or otherwise protected, ask the town's building control before work that affects the structure or exterior, such as a new waste pipe through an outer wall.

  • Ferry and island sites

Frequently asked questions

Can old pipes in a wooden house be replaced without opening the walls?

Often, yes. In old wooden houses, new water pipes are commonly surface-mounted, neatly fixed along walls and ceilings, so the original surfaces stay intact. Where pipes pass through cold spaces, they are insulated against frost. We'll go through the routing with you before the work starts; in a protected building, check any permit needs with the town first.

Can I give the address in Swedish?

Yes. In Porvoo, streets and places have both Finnish and Swedish names, and either is fine in a quote request. If the property is in a village or the archipelago, add driving directions or a landmark, as satnavs don't always find rural driveways.

Do you work at summer cottages in the archipelago?

Yes, at holiday homes too, both on the mainland and on islands such as Pellinki. For an unheated cottage, choose fixtures that are easy to drain for winter. Tell us in your quote request how the site is reached and whether the water comes from a well, so the practical arrangements can be agreed in advance.

Is plumbing work at my cottage eligible for the household tax credit?

Yes. The household tax credit (kotitalousvähennys) applies to the labour part of work at a holiday home that you use yourself, as well as at your permanent home. It is currently 35% of the labour cost, with an annual threshold (omavastuu) of €150 per person. Materials aren't deductible. The government has proposed a temporary increase for 2026–2027, so check vero.fi.
